			<content:encoded><![CDATA[<p></p><div name="googleone_share_1" style="position:relative;z-index:5;float: right; margin-left: 10px;"><g:plusone size="medium" count="" href="http://www.ericbaskett.com/showing-homes-in-west-torrance/"></g:plusone></div><p>I was out this afternoon showing properties in West Torrance to some friends that are looking to move from North Torrance.  I arrived at the property on Narrot a little early.  I noticed an agent was inside so I hung out outside and I was approached my some neighbors.  They had a few questions about the property and, asked if they could go inside. Sure I&#8217;m just waiting on the agent inside to finish up.</p>
<p>The Realtor inside walked out and instead of asking me for a card decided to lock the door and shove the key back in the lock box.  I though that was kind of rude but what ever, I had my lockbox key and I re opened the door.  The neighbors looked at me like what was his problem. I shrugged my shoulders..  We walked through the property that was cheaply remodeled with a super high asking price for the location and condition.</p>
<p>Several minutes later my buyers arrived as the neighbors left. While walking through the property some lady walked in&#8230;.  I was thinking to myself &#8220;Does she think this is an open house&#8221;?  No wait the door was closed.  My buyer asked who is she?  I replied &#8220;great question&#8221;  Excuse me ma&#8217;am&#8230;can I help you?  Oh I&#8217;m an agent I&#8217;m waiting for my buyers? (WTF is she thinking? Wait your ass outside) We finished up and  I handed her the keys and we left to the next property.</p>
<p>2nd property had a line, we waited our turn and we were in and out.</p>
<p>The 3rd property which was 2 doors down&#8230; We were in for about 5 minutes, standing in the backyard and what do you know?  Another agent with client acting as if were weren&#8217;t there.</p>
<p>Wow!  Lets just say her English wasn&#8217;t the best but from my tone I think she got the point I was pissed.</p>
<p>We really need to raise the bar as agents because this is ridiculous.</p>

<p>I&#8217;m really glad I read this article today.  Having helped so many people that are in foreclosure and looking for ways to save their homes you forget where we came from.</p>
<p>Many people were very greedy and bit off more then they can chew and today they are crying like babies because they made very poor financial decisions.</p>
<p>About seven years ago, at the height of the real  estate boom, my husband and I tossed our names into a lottery for a new  housing development squeezed between a train station, power lines, a  major thoroughfare and a government building.</p>
<p>It wasn&#8217;t a great location, and the town houses were packed  together like a Jenga puzzle. Still, the developer had no qualms about  asking more than a half-million dollars for a two-bedroom,  1,000-square-foot condo that hadn&#8217;t even been built yet.</p>
<p>By the time my husband and I enrolled in the lottery, there  was already a long waiting list of prospective buyers. It was hard not  to get swept up in the frenzy even if my husband and I had only tepid  interest in actually buying a unit. When someone tells me there&#8217;s a wait  list, I desperately want in.</p>

<h2>Sure, some people lost their homes because they  were laid off or got raw deals by the banks.</h2>
</blockquote>
<p>That stinks. <strong>But a lot of  folks simply made a poorly timed, financially irresponsible decision to  enter a runaway real estate market and then walked away when their  investment tanked.</strong> I think about the rabid crowd outside the town house  development &#8212; which over the past three years has seen three  foreclosures, two short sales and many other units sold at steep losses  &#8212; and wonder how many of those people fell into that category.</p>
<p>Unfortunately, efforts to prop up failed mortgages may keep  inventory artificially low for a period of time, making it difficult for  me and my husband to enter the market and enjoy our own piece of the  American dream.</p>
<p>So we&#8217;ll continue to wait as everything gets sorted out,  trying not to feel bitter about the bailouts and hoping that one day,  when we&#8217;re finally ready to buy, it&#8217;ll be our dream house. Or at least,  something bigger than our apartment.</p>

<p>Thanks to continued <a href="http://money.cnn.com/2012/01/31/real_estate/home_prices/index.htm?iid=EL">declines in home prices</a> and rock<a href="http://money.cnn.com/2012/02/09/real_estate/mortgage_rates_record_low/index.htm?iid=EL">-bottom mortgage rates</a>, the National Association of Home Builders/Wells Fargo Housing Opportunity Index hit a record level of affordability.<strong> </strong></p>
<p>According to the index, 75.9% of all new and existing homes sold during the three months ended Dec. 31 could<strong> </strong>have been comfortably purchased by families earning the national median income of $64,200.</p>
<p>That  was the highest percentage recorded in the 20-year history of the  index, and a sharp increase from just three months earlier when 72.9% of  all homes sold were considered affordable.</p>
<p>Unfortunately, being  able to afford a home and actually being able to buy one are two  different matters entirely. According to Barry Rutenberg, chairman of  the National Association of Home Builders (NAHB) and a home builder from  Gainesville, Fla., potential home buyers<strong> </strong>are still finding it difficult to <a href="http://money.cnn.com/2011/07/05/real_estate/mortgage_underwriting/index.htm?iid=EL">land mortgages</a>.</p>
<h2><a href="http://money.cnn.com/2011/04/06/real_estate/why_you_cant_get_a_mortgage/index.htm?iid=EL">Mortgages are cheap but you can&#8217;t get one</a></h2>
<p>&#8220;While  today&#8217;s report indicates that home ownership is within reach of more  households than it has been for more than two decades, overly  restrictive lending conditions confronting home buyers and builders  remain significant obstacles to many potential home sales,&#8221; he said.</p>
<p>Those who do land a mortgage, will be able to take advantage of rates that<strong> </strong>seem  to hit a new low every week. This week interest rates for 30-year loans  averaged a record low of 3.87%, according to Freddie Mac.</p>

<p>From<a href="http://money.cnn.com/2012/02/10/real_estate/mortgage_settlement_foreclosures/index.htm"> CNN MONEY</a> &#8211; Even as the $26 billion mortgage settlement helps hundreds of  thousands of troubled homeowners, it will bring a wave of new  foreclosures.Many lenders held off on repossessing homes during the <a href="http://money.cnn.com/2012/02/06/news/economy/mortgage_settlement/index.htm?iid=EL">complex negotiations</a> between 49 state attorneys general, and federal officials.</p>
<p>That&#8217;s  left a backlog of troubled loans, many of which won&#8217;t be helped by  measures in the deal that will let homeowners refinance or reduce the  amount of their mortgage.</p>
<p>&#8220;The bottom line is that 2012 will see a  lot of foreclosures that should have taken place in 2011 and didn&#8217;t,&#8221;  said Rick Sharga, executive vice president for Carrington Holdings, a  real estate finance firm.</p>
<p>Daren Blomquist, vice president of RealtyTrac, online marketer of foreclosed properties, agrees that much of last year&#8217;s <a href="http://money.cnn.com/2012/01/12/real_estate/foreclosures/index.htm?iid=EL">34% drop in foreclosure filings</a> was likely due to the uncertainty involved in the negotiations. He  estimates that new filings will climb from 1.9 million in 2011 to  between 2.2 million and 2.5 million this year.</p>
<p>&#8220;We think what we  saw in 2011 was artificially low foreclosure numbers,&#8221; he said. He added  that banks took longer to file foreclosure notices last year, and  longer to finish the foreclosure process.</p>

<p>This list is offered, not as legal advice, but rather a &#8220;Tipping                      Point&#8221; list of information that, whether you are a man                      or a woman bound by traditional marriage vows, living common                      law, or are in any other sort of marital union, will help                      you to get organized.</p>
<p>This information in no way suggests                      there are answers. There are none. Don&#8217;t believe anyone who                      says they have the answers, in books or otherwise. There are                      no answers. Only questions. And the very most sad part of                      the whole situation is that no one is able to provide you                      with a specific list of &#8220;questions.&#8221;</p>
<p>When the brain                      is scrambled from stress and questions need to be asked, one                      must make a list. But what to put on the list. No one knows,                      at the time, how to formulate a list of questions that ultimately                      will require answers. The professionals can only help you                      if you ask the right questions. But what are the right questions?                      Typically the professional in whatever field will be looking                      to you to ask them questions. If you don&#8217;t know what questions                      to ask, how can you know what to ask when your brain is maybe                      only working on half-power?<br />
Regardless of the length of your relationship, a few months                      or many years, the word surprise does not nearly cover what                      is now going through your mind following either the decision                      in which you had a part or a decision someone else made for                      you.<br />
Let&#8217;s just deal with the &#8220;list,&#8221; of things that                      need to be attended to.<br />

<p><strong>Let’s just deal with the “list,” of things that need to be attended to.</strong></p>
<p>1. Who to call first – do you know?</p>
<p>2. Your home &amp; property rights; what are your “matrimonial home rights?”</p>
<p>3. Your property rights at large</p>
<p>4. Appraisals: house, other real estate; jewelry, artwork, other valuables</p>
<p>5. What’s in your house? – Who owns what? Who bought what? At what status?</p>
<p>6. Where will you live? Will you go or will you stay?</p>
<p>7. Your responsibilities: Now and in the coming months until things are finalized?</p>
<p>8. Investment properties: Local and non-local</p>
<p>9. Investment files and portfolios: Where are they now?</p>
<p>10. Bank accounts – should you notify the banks? What does a joint  account really mean? When did you last chevk the balance? Who owns  “that” balance?</p>
<p>11. Special banking – mortgage and credit lines; offshore accounts</p>
<p>12. Pension funds – government and private and pre-designated notations – are they still valid?</p>
<p>13. Accountants: mine, yours, and ours &#8211; and business accountant(s)</p>
<p>14. Mediators and advocates and other advisors</p>
<p>15. Counselors: Religious, Legal, Medical, and family friends</p>
<p>16. Lawyers: Who would serve you best? What are their credentials? How would you know which one to hire?</p>
<p>17. Police, Judges and the Courts – and how you can expect to be treated</p>
<p>18. Churches and other places of worship – will they guide you? or force their rules on you?</p>
<p>19. Internal Revenue Service or Revenue Canada; non-resident taxes –  will they call? Should you call them? Are you responsible for your  spouses outstanding taxes?</p>
<p>20. Mortgages: Who is responsible for notifying the lender; how is a  pending renewal handled? What is a buyout? What changes can you make?</p>
<p>21. Property Taxes – are they up to date? If not, who is responsible?</p>
<p>22. Disposable Assets – Cash on Hand</p>
<p>23. Mutual Liabilities –Who is responsible? For exactly what? and when?</p>
<p>24. Outstanding Contracts – did you sign? Are you now responsible?</p>
<p>25. Existing Wills and Beneficiaries; pre-bought funeral arrangements</p>
<p>26. Credit Cards (sometimes dozens of them) and Loans; furniture bought on loan money, payback not yet started</p>
<p>27. Credit Bureaus and notifications; Should you declare bankruptcy?</p>
<p>28. Publicizing – it’s in the paper, now what</p>
<p>29. Utilities</p>
<p>30. Warrantees and renewals</p>
<p>31. Renewals – Driver’s licences and plates and Insurance</p>
<p>32. Automobile leases</p>
<p>33. Car loans</p>
<p>34. Business loans</p>
<p>35. Other loans</p>
<p>36. Clubs, Courses and Memberships; subscriptions</p>
<p>37. Friends and relatives; parents of your children’s friends</p>
<p>38. The animals</p>
<p>39. What will you do now? In other words, what’s next?</p>
<p>40. Should you tell your doctor? Your spouse’s doctor?</p>
<p>41. Can you plan for your future yet? Are you able to start again?</p>
<p>42. If you and your spouse work together, how will that play out?</p>
<p>43. If you and your spouse own a business together, how will that play out?</p>
<p>44. Legally, what are your responsibilities (covered again in other questions)</p>
<p>45. How will you deal with the sex assault squad if required?</p>
<p>46. How will you deal with Childrens’ Services, if required?</p>
<p>47. How will you deal with schools if applicable?</p>
<p>48. If there is more than one country of origin involved, what are the cultural rules? And how do they apply to “you?”</p>
<p>49. What proof must you provide for various infringements?</p>
<p>50. Last but not least, what about Insurance? Life Insurance: Do you  know who the beneficiaries are? Who “owns” the policies? What are “your”  rights? Medical Insurance: Will it continue? What responsibilities are  yours? Whom to notify?</p>
